BRENTFORD are insisting on a surprise £1 million Premier League title payout as part of a deal to sell Scott Hogan to West Ham.

The Hammers must hand over the seven figure sum if they win the league for the first time in their history - having never finished higher than third.

Talks are underway to seal a total transfer worth £13.5 million for the Championship club’s 14-goal striker before Tuesday’s transfer deadline at 11pm.

Brentford will pocket a basic fee of £9.5m plus add-ons with appearances totalling £3m and the bizarre £1m windfall should Hogan ever win the title with West Ham.

Hogan, 24, will also trouser wages of around £40,000 a week and negotiations are at an advanced stage, although Crystal Palace are believed to be interested too.

West Ham boss Slaven Bilic wants Hogan to partner and rival Andy Carroll up front and create a settled strike force after a season of disappointments.

On-loan Simone Zaza has already left the club and gone to Valencia after just five months at the East London club. Argentine Jonathan Calleri is yet to convince Bilic he is up to the task.

Youngster Ashley Fletcher has shown promise but may be sent out on loan to gain first team experience.

Hogan has been linked with a move to West Ham ever since the transfer window opened on January 1.

He played the last 26 minutes of Saturday’s 4-0 FA Cup defeat by Chelsea but has been unsettled in recent weeks due to the speculation about his future.

West Ham’s best ever finish in history was third place behind Liverpool and Everton in 1986. The club’s highest ever placing in the Premier League was fifth under former boss Harry Redknapp in 1989.
