unprofessional & uncontactable

Impossible to get hold of, provide no help or knowledge of anything including getting your deposits back. Took over the company that owned our flat, suddenly we had no one to contact despite all of our parcels constantly getting stolen, because their entrance doors were always broken but there was no one to contact to let them know and the people who we did tell at waterside apartments pretended to try to sort it but with no luck clearly. Own many nice flats in leeds but do yourself a favour and listen to all these bad reviews because they are terrible. Not to mention they increased our rent by £480 a month. Joke.

Worst company to ever have renting…

Worst company to ever have renting experience with!!!
Complaints never got dealt with, let alone a response! They let themselves into my flat without permission, never on time for inspections (again letting themselves in after one knock and not getting to the door straight away!) or even cancelling hours before inspection when you have cleared you’re diary for pleasure and work to support the company requirements!
Failed to give an end of contract report (after emails after emails from myself asking for one!!!!) to me having to pay extra for termination for the rental insurance because of their lack of response and interest!
Even with carpets cleaned, floors steamed and bathroom cleaned from an inch to its life, apparently furniture markings on carpets are failures (pretty much saying you can’t place beds or wardrobes on carpets because it leaves a “dent in the carpet”) seals around the shower from regular use and starting to fade is also a failure on my behalf!
I would NEVER EVER rent from HC-GB ever again!
Waste of time, your time, not theirs! Simply because they don’t care about their tenants, just want your money!!!!
I still know people who live in the building and they have bad mould growing in their flats for months and they haven’t bothered doing anything about the issue! They just reply with “open your window” DISGUSTING!!!
Should be ashamed of yourselves!!!!!!

Worst agency for find property

Worst agency for find property. Really unprofessional employees with no respect and experience. They give you appointments without business email and never show up on appointments and if they come after 1 hour delay without no apology. Never ever trust them or you will loose money easy.

Terrible company.

Terrible company.
Took over our private rented property last year and increased the rent by £300 per month straight away.
This year increasing by another £300 per month.
Not willing to negotiate no thought at all for their tenants just pay up or get out.
Don’t follow any of the correct safety checks, gas and electric checks always over due. Monoxide alarms out of date and take ages to do repairs. Even when they do repair they bodge it and you end up having to repeatedly try and call them out.
Disgusting company.

Wolverton park MK

I had to move and find a place for me and my daughter, it’s very hard to find a place that will accept anyone on low income and benefits but it can’t be helped when you have a child with disability she comes 1st, when I saw the property at wolverton after speaking with Audrey Lavrut she was so helpful with the move she went above and beyond, when I had the keys the carpet wasn’t in she was amazing got it all done the same day I moved in I was over the moon she is a credit to HCGB. I would like to say a big thank you for everything. Still helping me with all my concerns

Disappointing is an understatement

I was forced to give one star they but deserve negative stars.

Horrible service with all my call requests ignored for 3 weeks straight.
Pathetic and feel bad for this agency.
Refused to refund my money back to me. Dealt with Mr Keaton Coleman who was very unprofessional and ignored all of my requests..

Great personal experience. I can see many negative comments below…

I can see many negative comments below however speaking from personal experience I have only good things to say about the company and service.

I am currently a tenant and have received efficient and fair service from the day I moved in.

The Property manager (Mina Fitri) has been great at communicating with me, and any issue I have raised via the repairs app has been seen to within a good time frame.

Any repairs that have been needed to be carried out HCGB have accommodated my request to be present while the repairs are carried out - they have not entered the property without my consent. The repairs team have been professional, friendly and respectful at all times.

The studio is to a high standard and I am sad to be leaving in a few months however I trust the moving out process will be as smooth as the moving in process.

Both Aaron and Mina have been great representatives of the company in being both reachable and professional and are an asset to the company.

Horrific and Unprofessional Management Agent

I've never dealt with a more horrible management agent. When you call their office, they will ask who you want to speak with, pretend they are calling the letting agent or property manager line, the phone will ring 3-4 times, and the receptionist will say they appear busy, can I take a message, and ask them to call you back. Your message will never passed on.

You would send an email and not receive a response; however, the property manager has her phone number in her email signature and is very helpful in conveying information to the letting team or anyone at HCGB. You'd probably get two responses from the letting agent.

It took them two years and counting to update my tenancy agreement, which is still unresolved even after I left the property, and I'm battling the council because it appears that one of us has been avoiding council tax! Even when I explained it to HCGB, they didn't care and never took action. I'm still looking for a way to remedy this issue!

When I moved out of the property, no one showed up to take the keys or perform a check-out inventory with me; I had to post the keys and send an email stating my departure, and I have yet to receive a response!

Absolutely awful service and behaviour! I'll keep away from them, and don't even get me started on repairs; they take a long time to complete. As a tenant or landlord, I didn't use them. Very unprofessional people, who constantly forming and dissolving limited corporations under different names, which is really suspicious!

Awful experience with this company

Awful experience with this company. Got our bikes stolen and they deleted the camera footage knowing the police wanted to view it. Left us all weekend with a leak, emergency numbers provided- the people that answered no longer covered the property. Not had a working oven in the property for 6 months- had to organise the company coming out and had to take unpaid time off to do this, tried to get out of our lease early due to these and many other issues and they couldn’t care less and won’t allow us to leave early. Stay clear of them!!

The staff are bullies/thieves and…

The staff are bullies/thieves and lairs. They don’t follow any of the legal procedures involved in tenancies. They provide accommodation which is infested with pests and no ventilation. They do not resolve any maintenance issues. They will enter your property without telling you. They will keep your deposit. Sheree clearly had a physical relationship with several tenants and maintenance staff. It is a ground for illegal activities.

1 star cause I can’t give 0. When we moved in, the place had no blinds, already had damp, lights were missing…. Now that we left they removed money from our deposit to pay for this? We even had to build our own blinds/curtains (which we left there!). We complained about a broken bed, waited FOR AROUND 3 WEEKS, builder told us the previous repair wasn’t well done. Bed broke again and now we are also paying for it? A leaking radiator? They need to explain to me how I can break a radiator to make it leak on purpose. Not to mention that’s against the law to not give us our deposit scheme details. Don’t rent with them if you want to be treated with the minimum standards required by gov policies!

Avoid Very Unprofessional

Avoid at all costs!!!

I paid a holding deposit of £271.15 on 17 May 2023 to reserve a property at Flat 8, Becketts House 2-14 Ilford Hill, ILFORD, IG1 2JG.

The deposit was placed into the Deposit Protection Scheme, as confirmed by Rachele Giunta (Lead Tenancy Progressor).

The tenancy did not go ahead because the length of the tenancy term was changed without any prior notice or discussion.
We agreed a tenancy term of 6 months verbally and in writing prior to the payment of the holding deposit.
Never did I agree to a term of 12 months before or after the payment of the holding deposit.

The term was all of a sudden changed to 12 months three days before my moving-in date without any prior notice.

Had I not read the final tenancy agreement properly, I may have unknowingly signed up for a 12-month tenancy term.

I have phoned them many times but the receptionist say no one is available or someone will get back to me but they never do.

Quick to take your money and pursue for rent, and have the audacity to increase rent, but slow and incompetent at making repairs causing great distress.

Nice flat, but worst company to rent from

Nice flat, but worst people I've rented from in Leeds. Started off giving me the wrong address so I couldn't get any of my bills set up prior to moving in, when I asked how the previous tenant of this address managed to have bills set up as nowhere was accepting the address, to be told no they wont help me.
On the day of moving in, they rang me to tell me i could no longer move in on that day, so I was told the following week. I was also told mid day, so i booked half a day off of work to be faffed around for so long ringing people asking where to even pick the keys up from as no one seemed to have a clue, it was around 4pm when someone finally called me to tell me where to go and pick them up from.
Once I had moved in, I asked a question regarding the water heating.. to be told to just google it.
I was definitely not going to be re-signing for another year in a tiny flat once they raised the rent by £100, instead moving to a lovely 2 bed house for less.
After moving out, they even tried to charge me £180 for cleaning after it was already cleaned. After asking what on earth they were spending £180 worth of cleaning on and for pictures of what was so dirty, they claimed to have mixed up my account with someone else who moved out the exact same day. Considering I saw about 2 people in that block on flats in the entire year i was there, this seems very unlikely. If i hadn't argued, they would have just taken it. I wonder how many have fallen for this.
Dont rent here, incredibly over price for tiny flats that aren't even in the city centre.

Cowboys

HC-GB took over the management of my flat in 2022. It took nearly a year to get repairs done to my kitchen and shower which were in a state of disrepair. The kitchen was fifteen years old at this point and needed a complete refurb as the cupboards and unites were falling apart.

HCGB sent engineers to the flat who took videos of themselves with rags over their faces implying that my flat had a strong smell and they would be unable to work there. This was not the case. The communication I received was intended to be intimidatory largely I believe as I was a single mother in the property.

The property manager at the time, Kiz sent numerous emails and spoke to me over the phone to tell me that the disrepair was as a result of damage by me as a tenant rather than the wear and tear of a cheap kitchen. It took hours of calls and emails including me quoting back my contract to them and threatening legal action before the repairs were completed. I had to take my own photos and videos to send back to them. It was highly uncomfortable to have the same engineers back working in the flat and I had to take time off work whilst the works were completed as they had shown that they could not be trusted to access my property without me there.

The communal areas in our block are dirty and dangerous in parts with bannisters coming away from the wall on the stairs and carpet missing from stairs leaving trip hazards.

Issues raised in the fix flo portal are often closed without anybody coming to do works meaning that they have to be re-recorded and chased up.

I am leaving the property after a proposed rent increase of nearly 70% from £880 a month to £1500 despite the fact my rent is reviewed annually and has increased yelling line with inflation year on year.

I am not at all confident that I will get my deposit back when I leave in a few weeks and received no communication from the company about how this would be paid until I asked and was told ‘it will be paid back into the bank account it was paid from’. I moved into this property 13 years ago and that account is now closed as I have switched banks in that time. Further details on how to change this information have not been given.

Dealing with this company is unpleasant and their tone when dealing with tenants is bullying. If you have the option not to rent with them then I would take it and if they take over your property I would be prepared to be assertive when asking for their responsibilities to be met, including using the law and quoting their legal responsibilities back to them.

A Nightmare Letting Agent – Avoid At All Costs

HCGB Services Limited provided a disastrous experience as my letting agent. Here's a breakdown of their failures:

Payment Chaos: HCGB initially gave me incorrect bank details and a reference for rent payments. Despite making payments regularly, I received an unjustified “letter before action" threatening eviction and demanding £1600 in non-existent back rent. They failed to contact me via phone, email, or even a simple letter before resorting to legal threats.

Contract Confusion: They took over managing my property from Intercounty but never established a new agreement or terms with me. This left me unsure of my rights and their responsibilities.

Neglect & Safety Hazards: HCGB ignored severe flooding in the building, leaving tenants in horrible conditions. Security was compromised due to constantly broken doors, leading to thefts.

Unjustified Harassment: It took over a year for HCGB to acknowledge I had missed only one month's rent long ago. Even after providing payment proof, they continued to demand this payment and threatened eviction. Their account managers change constantly, leading to poor communication and a need to repeat information endlessly.

Pressure Tactics & Incompetence: Multiple account managers like Jeneane and Guy put undue pressure on me. HCGB provided inaccurate statements and even reduced their demands (from £1600 to £516.16) with no explanation, further demonstrating their incompetence and disorganization.

Unfair Rent Increases & Ignored Complaints: Despite their failings, HCGB felt entitled to raise my rent. My written complaints about their mismanagement and treatment were met with complete silence or dismissive responses like, "this is outside of our control."

Threats and Disrespectful Viewings: Josephine, another account manager, eagerly resumed the harassment, threatening me with eviction without investigating the issue. When I gave my notice, I offered to leave earlier but they refused. Yet, they sprung a same-day, unconfirmed viewing on me, showing blatant disregard for my schedule.

Blackmail & Extortion: To avoid further harassment, I felt forced to pay their bogus £516.16 demand. HCGB then threatened to withhold my entire deposit over this fabricated balance. Despite obtaining minimal compensation (£100) with the help of PRS, the stress and financial pressure inflicted by HCGB were severe.

Conclusion: HCGB Services Limited is unprofessional, negligent, and potentially fraudulent. Their actions caused me significant stress and financial hardship. I strongly urge everyone to avoid this company at all costs.
