Croudace is pleased to announce the acquisition of a 16.7 acre site in Theale, Berkshire. The site benefits from outline planning consent for 104 dwellings and will be comprised of a mixture of family homes and apartments, of which 40% will be affordable. The site will also deliver extensive open space and landscaping which will help to create a fantastic setting for future residents to enjoy. Croudace will be working in partnership with the Englefield Estate from preparing the detailed design of the scheme to construction on site, in order to deliver an exemplar development of high quality designed homes to help build a community and create a new and lasting legacy for the local area. In keeping with our shared aspiration of delivering a high quality, sustainable development, all homes and apartments constructed on site will be built to a standard above the incoming Part L requirements. Ed Barton, Land Negotiator at Croudace said “Croudace are excited to continue working in partnership with the Englefield Estate to deliver a legacy scheme following on from our acquisition of Burghfield Common from the Estate in 2021. Theale is a fantastic location which has a range of facilities on its doorstep and benefits from being in close proximity to a major service centre like Reading. While also having the feeling of a rural location which should appeal to many. The site is an acquisition of key importance and will consolidate Croudace’s presence in Berkshire.” Edward Crookes, Estates Director at the Englefield Estate said “When we first brought forward our proposals for new homes with high quality placemaking at Theale we said we would choose a partner who shared the Englefield Estate’s vision and objectives for the site. We chose Croudace to help us finalise our plans for new homes in Burghfield Common and, are very pleased to be working with them once again in Theale. Together we are determined to produce an exceptionally well designed scheme which will bring many benefits to the people of Theale, including affordable homes, green space and play areas, as well as financial contributions towards local infrastructure needs.” Ed Keeling, Development Director at Savills, commented ”Due to Theale being such a prominent site on the approach to the Estate, the village and the Reading area generally, we took so much care and attention to the design detail in the invitation to tender.
