Abstract
A system for managing data items at an electronic data repository with respect to a plurality of parties includes an electronic data repository and a computer processor programmed to receive data items from parties remote from the repository and from each other. The program stores the received data items in the repository. It provides each remote party access only to those data items within one or more data item sets corresponding to the remote party. The program prohibits any remote party from modifying any data item in the repository, and from deleting any data item from the repository, while the data item is part of a data item set of another remote party. A first remote party may access data items in a set corresponding to a second remote party, responsively to the second remote party.
Claims (48)
1. A system for managing data items at an electronic data repository with respect to a plurality of parties, the system comprising:
an electronic data repository; and a computer processor programmed to receive data items from parties remote from the repository and remote from each other, store the received data items in the repository, provide each remote party access only to those data items within one or more data item sets corresponding to the remote party, prohibit any remote party from modifying any data item in the repository, and from deleting any data item from the repository, while the data item is part of a data item set of another remote party, and permit a first remote party access to data items in a set corresponding to a second remote party, responsively to the second remote party.

2. The system as in claim 1, wherein data item sets corresponding to different remote parties include one or more data items in common.
3. The system as in claim 1, wherein the programmed processor applies a categorization of data item types within the data item sets corresponding to the remote parties.
4. The system as in claim 3, wherein definition of each categorization is selectable by the respective remote party through the programmed processor.
5. The system as in claim 1, wherein, responsively to a remote party, the programmed processor defines types of data items needed to complete a set, and wherein the programmed processor notifies the remote party when all the needed types of data items are stored in the repository for the set.
6. The system as in claim 1, wherein, responsively to a remote party, the programmed processor defines types of data items needed to complete a set, and wherein the programmed processor notifies the remote party if the needed types of data items are not stored in the repository for the set by a predefined time.
7. The system as in claim 1, wherein, responsively to a remote party, the programmed processor monitors predetermined data items, and wherein the programmed processor notifies the remote party when each monitored type of date. item is stored in the repository for the set.
8. The system as in claim 1, wherein, after the second party permits access to the first party, the programmed processor automatically applies data items in the second party's set to a set corresponding to the first party.
9. The system as in claim 1, wherein, responsively to the first remote party, the programmed processor permits a third remote party access to the data items to which the first remote party is granted access by the second remote party.
10. The system as in claim 3, wherein the programmed processor maintains a map that correlates categories between the second party's set and the first party's set and wherein the programmed processor applies the data items in the second party's set to the first party's set according to the map.
11. The system as in claim 10, wherein the first party defines the map.
12. The system as in claim 11, wherein the map is predefined.
13. The system as in claim 10, wherein data items subsequently stored in the second party's set are automatically applied to the first party's set.
14. The system as in claim 13, wherein the programmed processor applies data items i.n the second party's set to sets of a plurality of first parties according to the map.
15. The system as in claim 13, wherein the programmed processor applies data items in the second party's set to a set of a single first party according to the map.
16. The system as in claim 1, wherein when the programmed processor permits the first party access to data items in the second party's set, the programmed processor applies the data items to a set corresponding to the first party, the programmed processor permits each remote party to exclude data items from its sets, and exclusion from the second party's sets of a data item applied to a first party's set does not exclude the applied data item from the first party's set.
17. A system for managing documents at an electronic data repository, where the documents relate to a transaction involving a plurality of parties having different roles in the transaction, the system comprising:
an electronic data repository; and a computer program configured to receive documents from parties that are involved in the transaction and that are remote from the repository and from each other, store the received documents in the repository, define, responsively to instructions from a remote party, one or more document sets corresponding to the remote party, permit each remote party access only to those documents within the sets corresponding to the remote party, prohibit any remote party from modifying any document in the repository, and from deleting any document from the repository, while the document is part of a document set of another remote party, and permit a first remote party access to documents in a set corresponding to a second remote party, responsively to the second remote party.

The system as in claim 17, wherein the programmed processor maintains a map that correlates document categories between the second party's set and the first party's set and wherein the programmed processor applies the documents in the second party's set to the first party's set according to the map.

The system as in claim 11, wherein after the programmed processor permits the first party access to documents in the second party's set, the programmed processor applies the documents to a set corresponding to the first party, the programmed processor permits each remote party to exclude documents from its sets, and exclusion from the second party's sets of a document applied to a first party's set does not exclude the applied document from the first party's set.

The system as in claim 18, wherein, responsively to a remote party, the computer program applies a categorization of document types within the one or more document sets corresponding to the remote party, wherein the map defines a correspondence between the document types of the second remote party's categorization and the document types of the first remote party's categorization, and wherein the computer program applies one or more documents included in a set corresponding to the second remote party to a set corresponding to the first remote party according to the map.
21. The system as in claim 18, wherein, following application of the map, the computer program automatically applies documents subsequently stored in the second party's set to the first party's set according to the map.
22. The system as in claim 17, wherein a remote party comprises a plurality of non-remote entities, and wherein the computer program defines, responsively to the remote party, access rights among the non-remote entities by which the non-remote entities access the remote party's documents.
23. A system for collecting data items at an electronic data repository from a plurality of parties, with each of the parties having access to the data items from the repository, the system comprising:
means for storing data items in an electronic format;
means for receiving data items from parties remote from the repository and from each other;
means for storing the received data items in the repository;
means for providing each remote party access only to those data items within one or more data item sets corresponding to the remote party;
means for prohibiting any remote party from modifying any data item in and from deleting any data item from, the repository while the data item is part of a data item set of another remote party; and means for permitting a first remote party access to data items in a set corresponding to a second remote party, responsively to the second remote party.

24. A computerized method for managing data items at an electronic data repository with respect to a plurality of parties, the method comprising the steps of:
receiving data items from parties remote from the repository and from each other;
storing the data items in the repository in an electronic format;
providing each remote party access only to those data items within one or more data item sets corresponding to the remote party;
prohibiting any remote party from modifying any data item in the repository, and from deleting any data item from the repository, while the data item is part of a data item set of another remote party; and permitting a first remote party access to data items in a set of a second remote party, responsively to the second remote party.
25. The method as in claim 24, including applying a categorization of data item types within the data item sets corresponding to the remote parties.

25. The method as in claim 24, including applying a categorization of data item types within the data item sets corresponding to the remote parties.

27. The method as in claim 24, including responsively to a remote party, defining types of data items needed to complete a set, and automatically notifying the remote party when the needed types of data items are stored in the repository for the set.
28. The method as in claim 24, including, responsively to a remote party, defining types of data items needed to complete a set, and automatically notifying the remote party if the needed types of data items are not stored in the repository for the set by a predefined time.
29. The method as in claim 24, including, after the permitting step, automatically applying data items in the second party's set to a set corresponding to the first party.
30. The method as in claim 25, wherein the permitting step includes applying the data items to a set corresponding to the first party according to a map that correlates data item categories between the second party's set and the first party's set.
31. The method as in claim 24, including permitting each remote party to exclude data items from its sets, and wherein exclusion from the second party's sets of a data item applied to a first party's set does not exclude the applied data item from the first party's set.
32. The method as in claim 27, including applying a map between the data item types of the second remote party's categorization and the data item types of the first remote party's categorization, and wherein the permitting step includes applying one or more data items covered by a set corresponding to the second remote party to a set corresponding to the first remote party according to the map.
33. The method as in claim 24, wherein the providing step includes providing the data items to the remote parties in PDF
format.

34. The method as in claim 24, wherein the providing step includes providing the remote parties access to the data items over the Internet.

The method as in claim 24, wherein the permitting step includes applying the data items covered by the second remote party's set to a set corresponding to the first party, each remote party is permitted to exclude data items from its one or more sets, and wherein exclusion by the second party from the second party's one or more sets of a data item applied to a first party set in the applying step does not exclude the applied data item from the first parry set.
36. The method as in claim 24, wherein the repository includes an SQL database.
37. Within a transaction involving a plurality of parties having different roles in the transaction, a computerized method for managing documents related to the transaction and controlling access to the documents, the method comprising the steps of:
receiving documents relating to the transaction;
storing the documents in an electronic data repository, wherein the parties are remote from the repository and from each other and wherein the documents are applied to one or more sets corresponding to each remote party;
providing the remote parties access only to those documents within the one or more sets corresponding to the remote party;
prohibiting the remote parties from modifying any document in, and from deleting any document from, the repository while the document is part of a document set of another remote party;
and permitting a first remote party access to documents defined in a set corresponding to a second remote party, responsively to the second remote party.

and permitting a first remote party access to documents defined in a set corresponding to a second remote party, responsively to the second remote party.

The method as in claim 37, wherein each remote party defines a categorization of document types within the one or more document sets corresponding to the remote party, including applying a map between the document types of the second remote party's categorization and the document types of the first remote party's categorization, and wherein the permitting step includes applying one or more documents covered by a set corresponding to the second remote party to a set corresponding to the first remote party according to the map.
39. The method as in claim 38, wherein, following the map applying step, subsequent documents stored in the second party's set are automatically applied to the first party's set according to the map.
40. The method as in claim 37, wherein a remote party includes a plurality of non-remote entities, and wherein each remote party defines access rights among the non-remote entities by which the non-remote entities access their remote party's electronic documents.
41. The method as in claim 37, wherein the permitting step includes applying the documents covered by the second remote party's set to a set corresponding to the first party, wherein each remote party is permitted to exclude documents from its sets, and wherein exclusion from the second party's sets of a document applied to a first party's set in the applying step does not exclude the applied document from the first party's set.
42. Within a transaction involving a plurality of parties having different roles in the transaction, a computerized method for managing documents related to the transaction and controlling access to the documents, the method comprising the steps of:
(a) providing an electronic data repository;
(b) receiving documents relating to the transaction from a plurality of parties remote from the repository and from each other and having a role in the transaction;
(c) storing the documents i.n electronic form in the repository;
(d) for each remote party, defining a set of the documents corresponding to the remote party, wherein each remote party defines a categorization of document types within the set;
(e) providing each remote party access only to those documents within one or more document sets corresponding to the remote party, wherein each remote party is provided access to the documents in its one or more document sets organized by the categorization defined by the remote party;
(f) prohibiting the remote parties from modifying the documents in, and from deleting any document from, the repository while the document is part of a document set of another remote party;
(g) applying a map between the document types of a first remote party's categorization and the document types of a second remote party's categorization; and (h) following step (g) and responsively to the first remote party, applying one or more documents covered by the first remote party's set to the second remote party's set according to the map.
(a) providing an electronic data repository;
(b) receiving documents relating to the transaction from a plurality of parties remote from the repository and from each other and having a role in the transaction;
(c) storing the documents i.n electronic form in the repository;
(d) for each remote party, defining a set of the documents corresponding to the remote party, wherein each remote party defines a categorization of document types within the set;
(e) providing each remote party access only to those documents within one or more document sets corresponding to the remote party, wherein each remote party is provided access to the documents in its one or more document sets organized by the categorization defined by the remote party;
(f) prohibiting the remote parties from modifying the documents in, and from deleting any document from, the repository while the document is part of a document set of another remote party;
(g) applying a map between the document types of a first remote party's categorization and the document types of a second remote party's categorization; and (h) following step (g) and responsively to the first remote party, applying one or more documents covered by the first remote party's set to the second remote party's set according to the map.
43. The method as in claim 42, wherein each remote party is permitted to exclude documents from its sets, and wherein exclusion from the first remote party's sets of a document applied to a second remote party set in step (h) does not exclude the applied document from the second remote party's set.
44. A computerized method of sharing documents relating to a mortgage transaction involving a plurality of parties having different roles in the transaction, the method comprising the steps of:
(a) providing an electronic data repository;
(b) receiving documents relating to the mortgage and prepared by respective parties that are remote from the repository, are remote from each other and have a role in the mortgage transaction;
(c) wherein each remote party defines types of documents applicable to a document set corresponding to the remote party;
(d) wherein each remote party stores documents in electronic form in the repository;
(e) applying each document to one or more document sets according to the document types defined step (c);
(f) prohibiting the remote parties from deleting any document from the repository while the document is part of a document set of another remote party;
(g) providing access to the documents from the repository to each remote party, wherein each remote party is provided access only to those documents within the set corresponding to the remote party;
(h) responsively to a first remote party, applying one or more documents covered by the first remote party's set to a set corresponding to a second remote party.
(a) providing an electronic data repository;
(b) receiving documents relating to the mortgage and prepared by respective parties that are remote from the repository, are remote from each other and have a role in the mortgage transaction;
(c) wherein each remote party defines types of documents applicable to a document set corresponding to the remote party;
(d) wherein each remote party stores documents in electronic form in the repository;
(e) applying each document to one or more document sets according to the document types defined step (c);
(f) prohibiting the remote parties from deleting any document from the repository while the document is part of a document set of another remote party;
(g) providing access to the documents from the repository to each remote party, wherein each remote party is provided access only to those documents within the set corresponding to the remote party;
(h) responsively to a first remote party, applying one or more documents covered by the first remote party's set to a set corresponding to a second remote party.
45. A computer readable carrier including a computer program that causes a computer to manage and control access to documents at an electronic data repository used by a plurality of parties to a transaction, the computer program causing the computer to perform the steps of:
(a) receiving documents from parties remote from the repository and from each other;
(b) storing the documents in the repository in an electronic format;
(c) providing each remote party access only to those documents within one or more document sets corresponding to the remote party;
(d) prohibiting any remote party from modifying any document in the repository, and from deleting any document from the repository, while the document is part of a document set of another remote party; and (e) permitting a first remote party access to documents in a set of a second remote party, responsively to the second remote party.

The carrier as in claim 45, wherein the computer program defines a categorization of document types within the one or more document sets corresponding to the remote party, wherein the computer program applies a map between the document types of the second remote party's categorization and the document types of the first remote party's categorization, and wherein, in step (f), the computer program applies one or more documents covered by a set corresponding to the second remote party to a set corresponding to the first remote party according to the map.
47. The carrier as in claim 46, wherein, following the map applying step, the computer program automatically applies documents subsequently stored in the second party's set to the first party's set according to the map.
48. The carrier as in claim 45, wherein step (f) includes applying the documents covered by the second remote party's set to a set corresponding to the first party, wherein each remote party is permitted to exclude documents from its sets, and wherein exclusion from the second party's sets of a document applied to a first party's set in the applying step does not exclude the applied document from the first party's set.
